# REILink Property Repository — Off-Market Real Estate Deals

A free nationwide marketplace for off-market real estate deals. Wholesalers and investors publish properties as complete deal packages; buyers browse, filter and open any listing to find it already calculated on their own costs, team and return targets.

## The two sides

- **Publish** — post an off-market property as a complete deal package: property record, photos, video, a rehab scope priced by section and line item, and the full financial analysis. The deal gets its own permanent page you can share anywhere.
- **Find** — browse and filter published properties, then open one and read it on your own numbers.

## What makes it different from a listing site

Every listing carries the whole deal, not a photo set and an asking price.

When a buyer with a saved profile opens a listing, the Repository applies their own presets on page load: their material and contractor pricing, their lender's rate and points, their agent's commission, attorney and closing costs, holding costs and return targets. The deal is recalculated on their numbers before the page finishes loading. The seller's original figures stay available and can be switched back to at any time, per line item or for the whole deal.

So a buyer does not have to spend an evening rebuilding a deal before deciding whether they want it.

## Pricing

Free on both sides. No listing fee, no membership, no gate on the analysis. A free REILink account is required to browse the Repository, publish a property, message a seller or submit an offer.

## Publishing a deal

1. **Look the property up** — search the address against public records to bring in beds, baths, square footage, year built and lot size.
2. **Bring an EstiMate scope across** — send an EstiMate project over with the repair costs, photos and room tags intact instead of rebuilding the property.
3. **Add photos, video and the rehab** — upload your own media and price the rehab by section and line item at Lipstick, Standard or High End finish.
4. **Publish** — the property gets a permanent page on your own URL slug.
5. **Take offers** — messages and offers arrive against the listing itself, and views, shares and favourites are logged per property.

## Capabilities

- **Filter** by city, state, ZIP, property type, beds, baths, square footage, asking price, projected profit, after-repair value and cost of repairs.
- **Verify** with a per-line toggle between the seller's unit costs and your own, and saved facilitator folders (agent, lender, contractor, attorney, title, stager) with automatic best-price selection across the folder.
- **Evaluate** flip, rental and BRRRR outputs: net profit, ROI, total cash needed, cash to close, annual cash flow, cash-on-cash return, cap rate, maximum allowable offer, and a reverse offer from a target profit or return.
- **Decide** on a GO-GO, MARGINAL or NO-GO verdict for the flip and for the rental, measured against thresholds you saved, with specific cautions — including against your own assumptions.
- **Act** — message the seller, submit an offer on the listing, save to folders, join a seller's buyers list.

## Terminology

- **Repository** — the marketplace of published off-market properties

- **Preset** — a user's saved costs, rates and return targets
- **Folder** — a saved group of facilitators, or of deals, applied to a property
- **Facilitator** — an agent, lender, contractor, attorney, title company or stager
