Our Manifesto

"Wholesaling is gritty. It’s not always glamorous. But it’s real. It’s honest hustle. And for many of us—it’s how we got our foot in the door."

This Space Was Forged in Defiance.

It’s a story every one of us knows. We've all seen the forums where moderators seem to despise the very topic they manage. We've seen the threads poisoned by agents and flippers who join not to contribute, but to condemn. They call our work unethical, they tell newcomers to "just get a license," and they suffocate every productive conversation with cynicism.

It is impossible to learn, grow, or scale in an environment where the leadership and other members are actively working against you.

This community is the antidote. It was not just created; it was engineered as a sanctuary. A space built for wholesalers, by wholesalers, where the leadership and members are aligned on a single goal: to help you win.

Our Unshakable Mission

Here, we don’t shame beginners—we sharpen them. We don’t flex success—we share strategy. We don’t talk down—we lift up.

This is the Wholesaling Community, and here, we don’t apologize for what we do. We reject the tired, toxic narratives. We know the truth.

We Are Not Middlemen. We Are...

Opportunity Finders

We find the hidden potential in properties others overlook.
Solution Providers

We create win-win situations for sellers who need a fast, simple exit.
Momentum Builders

We build pipelines where others only see dead ends.

But the grind is real.

You will be misunderstood. You will be underestimated. That’s why this space exists.

This is Our Promise.

💡

If you’ve made a mistake—we’ll help you fix it.
No judgment, just constructive advice from those who have been there.
📞

If you’ve got a lead—you’ll learn how to lock it up.
From analysis to contracts, get the support you need to get to the closing table.
💬

If you’ve been discouraged—we’ll lift you up.
This is where you're reminded why you started this journey in the first place.

This is Your Call to Action.

This is where wholesalers help wholesalers. Whether you’re chasing your first deal or your 100th, you’re one of us. It's time to be the member you wish you had when you first started.

Be the one who shares what they know.

Be the one who answers the rookie’s question.

Be the one who says, “I’ve been there—and here’s what helped me.”

Because when one wholesaler wins, we all get stronger.

Community Code of Conduct

This community is a professional ecosystem built on mutual respect, shared knowledge, and a commitment to ethical real estate practices. These guidelines exist to protect the quality of our discourse and ensure this remains a productive and welcoming space for everyone. By participating, you agree to uphold this code.

The Golden Rule: Respect is Non-Negotiable

Healthy debate is encouraged, but disrespect is not tolerated. We are a diverse community of professionals, and our interactions must reflect that.

•Constructive, Not Combative: Challenge ideas, not people.
•No Hate Speech: Zero tolerance for harassment or discrimination.
•Acknowledge All Levels: Be patient and supportive with new members.

Keep Politics to Policy:

Focus on how policy impacts real estate, not partisan attacks or personal voting choices.

Ok: "This new zoning law could affect ARVs in our area."

Not Ok: "You voted for XXX, so your opinion is worthless."

Contribute Value, Don't Just Extract It

A great community is a two-way street. Give as much as you take to keep the ecosystem thriving and ensure discussions are high-quality.

•Stay On-Topic: Discussions must be related to real estate wholesaling and investing.
•Search Before You Post: Your question may already have a detailed answer. Respect members' time.
•Share Experiences: Provide context when asking questions. Share your wins and, more importantly, your failures.
•No Low-Effort Posts: Avoid "Tell me how to start." Ask specific, thoughtful questions that show you've done research.

The "No-Spam" Zone: Rules on Promotion

This is a community for learning, not a lead list for your business. Blatant advertising is the fastest way to lose trust and get removed.

•No Unsolicited Promotion: Do not post links to your services, deals, or social media in main discussion threads.
•Your Profile is Your Business Card: Use your profile page for promotional links.
•No Unsolicited DMs: Do not message members to pitch your services.
•Use Designated Channels: Post deals only in the specific "Deal Board" or "JV" threads.

Stay Legal, Stay Ethical

The integrity of our community and your business depends on operating ethically and legally in a heavily regulated industry.

•This Is Not Legal Advice: All content is for educational purposes only. Always consult a qualified attorney for your specific situation.
•No Illegal Discussions: Do not advocate for any activity that could be construed as illegal (e.g., practicing real estate without a license).
•Be Transparent: Be honest in your discussions. If you are a party to a deal you're discussing, disclose your role.

Community Moderation System

Understanding the "Slap" Rules for a Healthy Community.

Grounds for a "Slap"

A "Slap" is a community-driven flag. You should slap any content (posts, replies, or profiles) that violates our community standards. The primary reasons for issuing a slap include:

Spam & Self-Promotion
Includes affiliate links, advertisements outside classifieds, or excessive self-promotion.
Unsolicited Contact Info
Sharing personal contact information without consent.
Trolling & Impersonation
Intentionally causing disruption or pretending to be someone else.
Profanity & Inappropriate Content
Using offensive language or posting unsuitable content.
AI / ChatGPT Abuse
Low-effort, unedited, or misleading AI-generated content.
Off-Topic Content
Content that is irrelevant to the current discussion or community focus.

Consequences & Sanctions

To ensure fairness and transparency, we follow a tiered system for moderation. Slaps from the community trigger a review, but all official actions are taken by our moderation team.

Tier 1: Moderator Review

Triggered when a post receives 3-5 Slaps.

The post is flagged and added to the Moderation Queue for review. No action is taken against the user at this stage.

Tier 2: Formal Warning

Issued after a moderator confirms a rule violation.

A moderator will remove the offending content and issue a Formal Warning to the user. This warning is logged in the user's history.

Tier 3: Temporary Suspension

Occurs after receiving 2-3 Formal Warnings or for a single severe violation.

An admin will issue a temporary suspension from the community. Suspension length increases with each offense (e.g., 24 hours, 7 days, 30 days).

Tier 4: Permanent Ban

For users who continue to violate rules after multiple suspensions or for exceptionally severe offenses.

The user's account is permanently removed from the community.

All moderation actions, including warnings and suspensions, are at the discretion of the admin and moderation team.
