Welcome to REILink, where real estate investors, wholesalers, buyers, agents, lenders, and professionals come to grow smarter, faster, and together. We built REILink to give real estate professionals a space to move quickly, share transparently, and build trust without the noise, spam, or gimmicks found on other platforms.
By participating in REILink’s ecosystem—including our deal marketplace (Contract Repository), Vault, messaging system, REILink University (REIU), SmartBlast™, OfferAid™, DispoAid™, and all related Services and community boards—you agree to follow these rules of participation ("Rules" or "Manual").
These Rules aren’t here to restrict good-faith users; they’re here to protect them, the integrity of the information shared, and the platform we’re all building together. REILink reserves the right to suspend, limit, or terminate access to features for any user who violates the letter or the spirit of these policies.
Chapter 1: Community Guidelines
These guidelines apply to all community areas of REILink, including forums, Vault comment threads, REIU discussions, chat rooms, direct messages, and any interactive space where users engage publicly or semi-publicly.
1.1 Respect & Conduct
- Treat all users with professionalism and respect. Harassment, bullying, hate speech, personal attacks, or discriminatory behavior of any kind is strictly prohibited.
- Keep discussions constructive and professional. Disagreements are a natural part of learning and business, but personal abuse, insults, or disrespectful conduct are not tolerated.
- Do not post sexually explicit content, gratuitously vulgar language, or obscene/graphic media. Maintain a professional environment.
- Trolling, flame-baiting, intentionally derailing conversations, or consistent drama-stirring behavior will result in content removal and potential account action.
1.2 Identity & Profile Rules
- You must use your real, legal name for your primary profile. No pseudonyms, brand names as personal names, excessive nicknames, or stylized/emoji names that obscure identity.
- Profile avatars (pictures) must be professional headshots or clearly represent you. No memes, political imagery, AI-generated faces intended to deceive, or sexually suggestive content. Company logos are for Business Pages only.
- One account per individual person. Creating multiple accounts to circumvent rules, limits, or penalties will result in all associated accounts being closed and may lead to a permanent ban.
1.3 Messaging Conduct (Direct Messages & Chat)
- Do not send unsolicited mass Direct Messages (DMs), generic solicitations, or copy-paste offers to multiple users.
- Messaging should be purposeful, personal, and respectful. Tailor your communication to the recipient and the context.
- If a user does not reply to your message or indicates they do not wish to continue the conversation, respect their decision. Repeated, unwanted follow-ups constitute harassment.
1.4 Moderator Respect & Interaction
- REILink moderators and administrators are here to ensure a positive and compliant environment. If a moderator or admin provides direction or asks you to cease a particular behavior, you are expected to comply immediately.
- Public complaints, arguments, or challenges regarding moderation decisions are not permitted in public forums and will be removed.
- Appeals of moderation decisions or account actions may be sent privately to support@reilink.com.
Chapter 2: Repository & Vault Rules
The REILink Contract Repository and The Vault are shared hubs for critical deal information and community resources. Maintaining the integrity, legality, and clarity of these assets is paramount.
2.1 Upload Ownership & Legality
- Only upload documents, contracts, files, or templates that you personally created or for which you have explicit legal rights and permissions to share in the manner you choose.
- Uploading stolen course material, copyrighted PDFs or documents from other platforms without authorization, or any paid content disguised as free is strictly prohibited.
- Uploads flagged or discovered as fraudulent, pirated, infringing on intellectual property, or intentionally misleading will be removed immediately, and your account will be subject to review for penalties, including suspension or termination.
2.2 File Accuracy & Description
- You must title and describe your uploaded files honestly and accurately. The description should clearly reflect the file's content and purpose.
- No clickbait file names, excessive keyword stuffing unrelated to the content, or "bait-and-switch" uploads (e.g., a file titled "ARV Calculator" that is actually an ad).
- If your upload is found to be unclear, substantially incomplete, mislabeled, or of very poor quality, it may be removed by REILink staff to maintain the quality of The Vault and Repository.
2.3 Promotion Within Files
- Do not embed hidden or overt affiliate links, lead capture funnels, tracking pixels, or redirects to external sales pages within documents uploaded to the shared Vault or attached to Repository contracts, unless explicitly part of an authorized REILink partnership program.
- Do not include direct links to your paid services, courses, or external products within shared files unless explicitly authorized by REILink for specific community resource sections. Your REILink Profile and Business Page are the appropriate places for such promotion.
- If a file you share in The Vault (e.g., a free checklist) also serves to promote a service or product you profit from, you must clearly and conspicuously disclose this potential conflict of interest in the Vault file description.
2.4 Vault Comments & Feedback
- Comments on Vault files are for constructive feedback, questions about the resource, or sharing experiences using it. They are not for self-promotion, pitching services, or off-topic discussions.
- While constructive criticism is welcome, personal attacks on the file creator or "review bombing" (mass negative, unconstructive comments) are prohibited.
Chapter 3: Deal Posting & Marketplace Rules (Contract Repository)
The REILink Contract Repository powers live deal flow. To maintain a trustworthy and effective marketplace for wholesalers and cash buyers, we enforce strict deal integrity rules.
3.1 Posting Eligibility & Disclosure
- You may only post assignable contracts or deal opportunities for properties that you have legal control over (e.g., a valid, executed purchase agreement with the seller) or for which you are a legally authorized representative (e.g., a licensed real estate agent with a listing agreement).
- No "ghost wholesaling" or marketing of properties you do not have under contract. If you don’t control the deal, do not post it in the Repository.
- You must accurately disclose your role in the transaction (e.g., Contract Holder/Principal Wholesaler, Agent Representing Seller, JV Partner with Contract Holder).
3.2 Data Integrity & Honesty
- You may not intentionally inflate After Repair Values (ARVs), minimize estimated repair costs, or understate projected holding times simply to make a deal appear more attractive than it is. All inputs should be your best, good-faith estimates.
- Systematic manipulation of numbers to create artificial engagement, trigger unwarranted SmartMatch™ visibility, or mislead buyers is a serious violation and will result in flags, reduced deal visibility, and potential account action.
3.3 Posting Limits & Reposting
- To ensure fair exposure and prevent spam, users may be subject to limits on the number of new marketplace posts (live contracts) per 24-hour period (e.g., Max of 2, subject to change based on membership tier).
- You may only repost a deal if a significant period (e.g., 5-7 days) has passed since its last active posting OR if the deal has materially changed (e.g., significant price reduction, new photos after rehab progress, updated terms).
- Excessive or repetitive reposting of the same unchanged deal to "bump" it will be considered spam and may result in content removal or throttle penalties on your posting ability.
3.4 SmartBlast™ Conduct
- The SmartBlast™ feature is reserved for deals that meet certain quality and verification criteria, as determined by REILink.
- Do not attempt to use SmartBlast™ to push services, solicit capital, promote unrelated businesses, or market deals that are not genuinely under contract and ready for assignment.
- Abuse of the SmartBlast™ system, including attempts to manipulate its targeting or frequency, will result in permanent loss of access to this feature and may affect your overall account standing.
Chapter 4: Tool Usage Guidelines (OfferAid™, DispoAid™, Calculizers™, etc.)
REILink's analytical tools (OfferAid™, DispoAid™, Calculizers™, Forecast Graphs, Buyer Matching Algorithms) are designed to help users evaluate deals, optimize for buyer fit, and simulate market performance. Their integrity relies on good-faith use.
4.1 No Manipulation of Tool Inputs for Deceptive Outputs
- You may not deliberately enter false, misleading, or grossly unrealistic numbers (e.g., "$0 repairs" on a gut job, an ARV double the true market value) into tools like OfferAid™ or Calculizers™ with the intent to skew SmartMatch™ scores, Market Trend Scores, DAP% graphs, or other analytical outputs to deceive other users or game the system for unearned visibility.
- Using OfferAid™ or DispoAid™ to generate and share analysis based on knowingly false inputs is grounds for account review and potential suspension.
4.2 Forecast & Graph Integrity
- Repeated patterns of data manipulation (e.g., excessive, unrealistic tweaking of inputs solely to trigger specific buyer interest signals or achieve a "target" DAP% without regard to deal fundamentals) will lead to flagging of your activity and may result in reduced visibility for your deals or tool access restrictions.
- Forecasting graphs and optimization tools are designed to help you understand and structure real opportunities—not to create misleading projections to entice buyers with unrealistic scenarios.
4.3 Verified Badge Integrity & Tool Use
- Users who have earned Verified Badges are held to a higher standard of conduct and data accuracy when using platform tools.
- Misuse of tools by a Verified user, including inflating deal stats to maintain a badge, using verification status as credibility to support a bait-and-switch tactic, or consistently presenting deals that mislead buyer expectations based on tool outputs, will result in badge review and potential removal, in addition to other account actions.
Chapter 5: Spam, Abuse & The Slap System™
REILink employs a hybrid moderation system, supported by community members, to maintain a high-quality environment. This is anchored by our internal “Slap Score” framework for direct messaging and certain interactions.
5.1 Slap Score Rules (Peer-to-Peer Messaging Moderation)
- If you receive an unsolicited, inappropriate, spammy, or abusive direct message, you may issue a “Slap” to the sender through the messaging interface.
- You can typically only "Slap" users with whom you have had a direct messaging interaction initiated by them or in response to a platform-facilitated connection (e.g., HelpNet™ response).
- You cannot "Slap" a user multiple times for the same single message or brief interaction. The system is designed to address patterns or significant one-off violations.
5.2 Penalties for High Slap Counts
- Accumulating a certain number of legitimate "Slaps" within a defined period (e.g., 5 slaps in 7 days) may trigger an automatic temporary suspension of messaging privileges or full account review by REILink moderators.
- A high total number of legitimate "Slaps" (e.g., 10 or more) may lead to a permanent suspension from the Platform, subject to appeal.
- Users found to be issuing false or retaliatory "Slaps" to harass other members may also face penalties.
5.3 Profile Status During Suspensions or Bans
- Users whose accounts are suspended or permanently banned will typically have their profiles grayed out, marked as “Profile Closed,” or made inaccessible.
- Active deals or listings may be frozen or removed. Access to messaging, community features, and platform tools will likely be restricted or revoked.
Chapter 6: Enforcement & Appeals
6.1 Enforcement Ladder
Unless the behavior is severe or illegal, most violations of these Rules or our Terms of Use will follow a progressive enforcement path:
- Official Warning: A formal notification from REILink staff regarding the violation.
- Temporary Feature Restriction: Loss of access to specific tools or community areas for a defined period.
- Account Suspension: Temporary loss of access to most or all of the Platform.
- Permanent Ban: Irrevocable loss of access to the REILink Platform.
Severe offenses (e.g., fraud, illegal activities, impersonation, platform manipulation, persistent harassment) may result in immediate suspension or permanent ban without prior warning.
6.2 Appeal Process
- If your account or features are restricted, suspended, or banned, you may submit one (1) appeal per enforcement action to support@reilink.com (or a dedicated appeals email if provided) within seven (7) calendar days of the notice of action.
- Your appeal must include your REILink username, a clear summary of the issue, and a detailed explanation of why you believe the decision should be reconsidered or the action was made in error.
- Appeals are reviewed privately by REILink staff. Decisions on appeals are typically final. Publicly debating bans or moderation actions in the community is not permitted and may result in extended restrictions or further action.
Chapter 7: User Disputes & REILink Non-Involvement
7.1 REILink Does Not Mediate Member-to-Member Disputes
REILink provides the platform, tools, visibility, and connections for real estate professionals. However,
REILink will not mediate, arbitrate, or otherwise intervene in disputes that arise between members, even if the initial connection, deal discussion, or misunderstanding originated on or was facilitated by the REILink Platform. This includes, but is not limited to, disputes regarding:
- Assignment contract fallouts, re-trading, or non-performance.
- Partnership disagreements or joint venture (JV) splits.
- Earnest money deposit (EMD) issues or disputes.
- Closing problems or delays.
- Contractor performance, quality of work, or payment issues.
- Misrepresentation of property details, condition, ARV, or repair costs.
- Alleged theft or misuse of leads, deals, contacts, or proprietary documents shared between users.
7.2 Platform-Linked Conflicts Still Excluded
Even if the source of a user-to-user dispute involves REILink tools (e.g., differing interpretations of an OfferAid™ analysis), features (e.g., a SmartBlast™ connection), or content (e.g., files from The Vault), REILink is not responsible for resolving the underlying issue or validating any party's claims. Users must resolve these matters directly.
7.3 Legal Action & Platform Use
- Users may not use REILink’s internal messaging, forums, or community features to make legal threats, harass, or defame another member in relation to an external dispute.
- If legal action is pursued between users, it must occur through appropriate external legal channels, not within the REILink platform.
- Using the Platform to escalate personal conflicts or harass another member due to an off-platform or inter-user dispute will result in account review and potential suspension or removal from REILink.
- REILink does not provide user data, communication logs, or internal platform records for user-to-user disputes unless legally compelled to do so by a valid subpoena or court order.
Chapter 8: Final Legal & Policy Notes
8.1 Policy Updates
REILink reserves the right to change, add to, or revise these Rules & Participation Manual at any time, at its sole discretion. Updated versions will be published directly within this document on the Platform and/or users may be notified via email or in-platform notifications. Your continued use of REILink after any such changes are posted constitutes your acceptance of the new or revised Rules.
8.2 Enforcement Discretion
REILink may take action on behavior that violates the spirit of these Rules even if not explicitly listed herein. We reserve the right to interpret these Rules and make enforcement decisions based on the context of any given situation. In extreme cases, or for repeat offenders, REILink reserves the right to immediately terminate accounts, limit access to features, or remove content without prior warning if deemed necessary to protect the integrity of the Platform and its community.
8.3 Link Editing and Monetization by REILink
REILink administrators may, at their discretion, edit, redirect, or remove user-posted external links for purposes of platform safety, user experience integrity, or internal tracking. This may include, but is not limited to, affiliate link shielding or cloaking, prevention of links to known scam/phishing sites, and redirecting unsupported URL shortener links to their final destination for review. REILink may also participate in affiliate marketing programs, meaning we may earn a commission if users click on certain third-party links on the platform and make a purchase; this does not affect your user experience or the services we provide.
8.4 No Waiver Clause
The failure of REILink to enforce any specific rule or provision of this Manual in a particular instance does not constitute a waiver of our right to enforce that rule or provision in the future or in other instances. Each potential violation is typically handled based on its specific context, any pattern of behavior, and the potential risk or harm to the Platform and its users.
Chapter 9: REILink Community List (Illustrative)
REILink hosts a diverse range of communities designed to foster focused discussion, networking, and learning. Participation in all communities is subject to the guidelines outlined in this manual. This list is representative and may evolve:
